We’re not an AVM, a computer model, or a real-estate agent estimate. Every report is prepared under the Uniform Standards of Professional Appraisal Practice (USPAP) and signed by a licensed appraiser in your state — the same qualification required for mortgage appraisals.

No. The price you see quoted is the price you pay — appraisal, county packaging, and delivery included. Complex properties get an exact quote before you commit.
Tax appeals: the $5 check is paid upfront and credited toward the appraisal if you proceed. Other purposes: you order first and payment is arranged once your appraiser is confirmed.
Different purposes require different report types — a desktop tax-appeal report and a court-ready divorce narrative are different amounts of licensed work. Each purpose shows its real range.
A traditional lender-style appraisal commonly runs $400–600 plus scheduling delays. Removing the site visit (where your purpose allows it) is what makes these prices possible without cutting the licensed review.
